Affordable Housing Units are often Units in a Condominium. Condominium ownership combines elements of exclusive ownership and possession (of the Condominium Unit), subject to certain restrictions, and common ownership and possession (of the "Common Areas"), also subject to certain restrictions. Condominiums are established through documents recorded at the Registry of Deeds known as the Master Deed and the Condominium Trust/By-Laws. Individual Units of the Condominium are conveyed by Unit Deeds. Generally, an owner owns his or her individual Unit in the Condominium and also has the right to use the Common Areas of the Condominium along with the other Unit Owners. The Common Areas (which may, but not necessarily, include hallways, stairways, roofs, basements, lawns, parking and utilities) and the differing rights to use them, are defined in the Condominium Documents. Similarly, what comprises each individual Unit is also set forth in the Condominium Documents.
